Our mortgage services are available to residents of Pennsylvania and New Jersey, and potentially other states where we are licensed. We do not provide mortgage services to residents of states where we are not properly licensed.
You agree to provide accurate, current, and complete information when using our Site or submitting a mortgage inquiry. Providing false, misleading, or fraudulent information may result in termination of your application and potential legal action.
All information on the Site, including mortgage rates, program details, and calculator results, is provided for informational purposes only. Rates and terms are subject to change without notice and are not guaranteed until you receive a formal Loan Estimate after submitting a complete application.
Use of the Site, completion of any quiz or pre-qualification tool, or submission of an inquiry does not constitute a mortgage application and does not guarantee loan approval.
All loans are subject to credit approval, satisfactory appraisal, title review, verification of income and assets, and compliance with applicable lending guidelines. Pre-qualification and pre-approval letters are conditional and not final loan commitments.
The Company reserves the right to decline any loan application or terminate the loan process at any time if the borrower fails to meet underwriting requirements or if property conditions do not meet lender guidelines.
All content on the Site, including text, graphics, logos, images, calculators, software, and other materials, is the property of Innovative Mortgage Services Inc or its licensors and is protected by copyright, trademark, and other intellectual property laws.
You may not reproduce, distribute, modify, create derivative works of, publicly display, or commercially exploit any Site content without our prior written consent. You may print or download materials for personal, non-commercial use only.
"Property Loan Wizard," "Innovative Mortgage Services Inc," and associated logos are trademarks of Innovative Mortgage Services Inc. Unauthorized use of these marks is strictly prohibited.
The Site may contain links to third-party websites, services, or application portals that are not owned or controlled by Innovative Mortgage Services Inc. This includes, but is not limited to, the ARIVE / 1003 online mortgage application portal (innovative.my1003app.com).
We do not endorse, guarantee, or assume responsibility for any third-party content, products, services, or privacy practices. When you access a third-party site, you do so at your own risk and are subject to that site's terms and privacy policy.
The ARIVE application portal is a separate service operated by a third-party technology provider. Your use of the ARIVE portal is governed by that provider's terms of service and privacy policy, which you should review before submitting any information.
The Site and all content, materials, and services provided through it are offered on an "as is" and "as available" basis without warranties of any kind, either express or implied.
To the fullest extent permitted by law, Innovative Mortgage Services Inc shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the Site or our services, even if we have been advised of the possibility of such damages.
Our total liability to you for any claim arising out of or relating to these Terms or your use of the Site shall not exceed the greater of (a) the amount you paid to us in the twelve (12) months preceding the claim, or (b) one hundred dollars ($100).

Any dispute arising out of or relating to these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the state and federal courts located in Monroe County, Pennsylvania. You consent to the personal jurisdiction and venue of these courts.
We reserve the right to modify or replace these Terms at any time at our sole discretion. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.
